Barcelona: The City with the Least Rental Availability in Spain

No surprise, yet the data remains striking: finding an apartment in Barcelona has become an uphill battle.

In just four years since the pandemic, the supply of rental properties has plummeted at a rate matched only by another alarming statistic—the sharp rise in rental prices for the few properties still available.

According to a study by Idealista, since 2021, the rental supply has decreased by 84%, while prices have surged by 62%.

These figures position Barcelona as the city with the steepest decline in permanent rental housing availability, as well as one of the highest price increases.

Nationwide, rental supply has dropped by 56%, while prices have risen by 30%. Other major cities that have experienced significant declines in rental availability include Seville and Palma (73% each), Madrid (71%), and Las Palmas de Gran Canaria (70%).

The Sharpest Price Increases: Barcelona Isn’t the Worst

While Barcelona faces a severe rental crisis, it is not the city experiencing the highest price hikes.

That distinction goes to Valencia, where rental prices have soared by 74%. Other notable increases include Málaga (55%), Segovia (54%), Palma (53%), Ávila (45%), and Madrid (44%).
